Arada has introduced ultra-luxury home sales for the first time in Sharjah with the launch of Sarai, the fifth phase at its woodland megaproject Masaar. With prices starting from AED20 million, the inclusion of a limited selection of 36 mansions in this phase of the fast-selling development comes amidst growing demand for ultra-luxury properties both in Sharjah and across the UAE.

The exclusive Sarai district offers two types of six-bedroom mansions spread over three or four floors, providing increased privacy with all homes offering high-ceiling foyers; expansive terraces and lounges; spacious gardens and English courtyards; basements with home entertainment, gyms and saunas, swimming pools and outdoor sunken areas. All mansions also offer separate maid’s, driver’s and storage rooms. The largest, four-floor mansion type is equipped with a lift, with the expansive top floor of the home exclusively devoted to a master suite and terrace.

Sarai is favourably located at the centre of the Masaar master plan, with all homes within easy walking distance from Masaar Central, the community hub which features ample entertainment, leisure, wellness and fitness facilities along with direct access to Masaar’s signature forested landscape, outdoor amphitheatre, children’s waterplay area and a skate park. Every mansion in Sarai will be completed by the end of 2025.

Ahmed Alkhoshaibi, Group CEO of Arada, said: “We launched this exclusive cluster of homes in response to the substantial interest and dramatic increase in demand for high-end homes at Masaar, and we are thrilled to introduce Sharjah’s first ultra-luxury community, targeting high net worth individuals in the UAE and beyond.”

“Demand for homes at Masaar has surged following the recent decision by the Government of Sharjah to allow all nationalities to buy freehold properties in the Emirate. Right now, Masaar is one of the most popular off-plan communities anywhere in the UAE, and we’ve already sold over 500 villas in the first two months of this year alone. As a result, we project that Masaar will sell out completely within the next six months.”

Valued at AED8 billion, the Masaar master plan features 3,000 homes spread over seven gated districts, all of which are linked by a green spine featuring over 50,000 trees.

Construction at the project’s first three residential districts, Sendian, Kaya and Robinia is under way, and the first homes are scheduled to be delivered later on in 2023. All homes in the previous four phases have now sold out, with the master-community as a whole now more than two-thirds sold out.

The next milestone for delivery will be the Masaar buffer zone, the border that runs around the outside of the community. This zone will contain thousands of trees and feature a professional looped cycling track, 6.6 kilometres in length. The Zad food truck district is already up and running with eight F&B brands, as is the Masaar Discovery Center and a children’s playground.

Masaar is located in the up-and-coming Suyoh district, close to Tilal City, the Sharjah Mosque and Arada’s first project, Nasma Residences. The community has easy access to Emirates Road and Mleiha Road, and is 15 minutes’ drive from Sharjah International Airport, and 20 minutes’ drive from Dubai International Airport.

The location is ideal for a convenient and traffic-free commute from Sharjah to Dubai or the Northern Emirates.

Last November, Masaar was awarded Master Plan Project of the Year by the Design Middle East Awards 2022, with the judging panel recognising its innovative and nature-inspired design, which promotes mobility and active, healthy living for residents and visitors.
